STAGING REPORT 101

If the homeowner has a limited budget, we can do a “Staging Report” for about $150. A staging report is frequently included free if the homeowner has the LR, DR, FR and Kitchen staged.  

The report includes a detailed, 8-page list of things to do to prepare the house for sale. It starts at the mail-box and ends at the back of the property. Every door and drawer that is attached to the house is opened. A sticky dot is left on each spot that needs attention. The outside of the house is inspected… eaves, windows, stucco or brick, driveway, garage, patio, screening and landscaping. Inside, the walls, carpet/flooring, ceiling, woodwork, closets, oven, pantry, bathrooms, laundry areas are all inspected. More importantly, suggestions of specific furniture and accessory items that need to be removed are added to the DIY list for the homeowner.

We have found things like termite nests, water damage, mildew, algae, broken windows and yes, a bullet hole.

A staging report can only go so far. It cannot add the decorative element or “wow-factor.” It takes much more time to rearrange furniture and accessories and actually stage the house.

This report can still be a valuable asset to the home selling process. As mentioned last month, agents just need to suggest a free consultation and we do the rest.
