STAGING REPORT 101
Last month we discussed Consultations. This article explains another helpful service …
If the homeowner has a limited budget, we can do a “Staging Report” for about $150. A staging report is frequently included free if the homeowner has the LR, DR, FR and Kitchen staged.
The report includes a detailed, 8-page list of things to do to prepare the house for sale. It starts at the mail-box and ends at the back of the property. Every door and drawer that is attached to the house is opened. A sticky dot is left on each spot that needs attention. The outside of the house is inspected… eaves, windows, stucco or brick, driveway, garage, patio, screening and landscaping. Inside, the walls, carpet/flooring, ceiling, woodwork, closets, oven, pantry, bathrooms, laundry areas are all inspected. More importantly, suggestions of specific furniture and accessory items that need to be removed are added to the DIY list for the homeowner.
We have found things like termite nests, water damage, mildew, algae, broken windows and yes, a bullet hole.
A staging report can only go so far. It cannot add the decorative element or “wow-factor.” It takes much more time to rearrange furniture and accessories and actually stage the house.
This report can still be a valuable asset to the home selling process. As mentioned last month, agents just need to suggest a free consultation and we do the rest.

*Biggest news locally:
We are starting a RESA- Real Estate Staging Association- Chapter in
*Pretty soon, we will be unveiling a brand-new website… new colors, etc. The jazzy vibe will still be there, but it will be simpler and easier to navigate… a good thing. I didn’t know it was “cluttered” till someone sat me down and told me the truth. Sigh! It’s difficult being a right-brained, design-oriented person in a tech-dominated, left-brain world. Facebook, Twitter, I-phones… Can’t the world just slow down a bit!?
*I guess not. That’s why we are putting most of the class on DVD’s and CD’s. It is a monumental task for this blonde brain and my tech friends, but we are well on our way.
* Our Webinar on Vacant Home Staging is scheduled for Thursday September 16th @ 8:00PM to 8:45PM EDT.This is the Power Point that was part of our Jax REIA- Real Estate Investors Association- presentation. Class grads and new students are free. Only one more e-mail will go out as a reminder. Limited spots are available. Students and grads, send reservations to becky@beckyharmon.com. A link will be sent to you the day of the webinar. All others are $10.00. Your payment is your reservation.
A link will be sent to you the day of the webinar.
I suggest you go on 5 minutes early to download the software in case your computer does not have it. Remember to minimize your screen to see the visual. We always have one or two people, probably blonde like me, who can’t figure out the directions. Apologies ahead of time.
We will refund or rebroadcast the webinar.
Sandra Millis, from Southern Comfort Redesign will be our co-presenter. Her website is www.scrjax.com
Happy Staging

We just got word that a $600,000. home we staged last month sold in 7 days. How did that happen? It all started with a free consultation.
Why free? This is one way to overcome two of the biggest barriers to getting a staging appointment…
1 .cost
2. and the homeowner’s fear of hiring someone they have not met face to face.
An agent or homeowner has nothing to lose and a lot to gain by setting up a free consultation.
One purpose of the consultation is to determine how much time is necessary to do a good job staging the home. Also, our professional stagers are trained to share statistics and make updating recommendations. This homeowner needed to replace carpet and remove wallpaper. The agents who use our services know that we show great “before and after” pictures to motivate the homeowner to do all that is necessary to prepare their home. Our stagers almost always get the staging appointment after a short consultation.
The free consultation is not designed to replace a staging appointment. A Staging Report can, on the other hand, be a low-cost substitute to assist a Do-It-Yourself homeowner. More about that next time…
