STAGING STORIES
I’ve heard it so many times from agents, “I do all my own staging.”…or “My client doesn’t want to spend the money for staging.”
The agents who have been exposed to the real thing…professional staging from a certified individual…know the value. The truth is … staging can save you time and money. Here are two stories with happy endings:
*A seasoned RE agent from a successful Watson office in the Jacksonville area arranged to have Transformations stage his personal residence. His home was in a high-end gated neighborhood with quite a few competing properties. His plan was to replace the dark green tile in his kitchen/breakfast area. The stager decided that a wallcolor change would minimize the green tones in the tile. After painting the white walls a soft khaki, rearranging art and accessories, removing some furniture, the house was ready. This happy agent had a signed contract within 10 days and we saved him the cost and disruption of a flooring change.
*An agent from an award-winning Prudential office in Ponte Vedra called about a wallcolor problem. Her client’s living room and dining room in the front of the house were painted a strong periwinkle blue. As you then walked to the linen-white family room, it felt like you were entering a completely different house…no continuity.The agent wanted to convince the client that it was important to paint the LR/DR the neutral FR color. Instead, the stager brought cobalt blue accessories and art into the sterile-looking FR. A palm tree helped to draw your eye up to the cedar-lined 2-story ceiling. A gorgeous picture of the California coastline…mostly Mediterranean blue…over the fireplace completed the look. This happy agent had three offers within 5 days, two for full price…and we saved the homeowner the time and expense of painting. In this case, the agent paid for the first hour of staging and the homeowner paid for the rest. Don’t you think this agent is happy she invested $75. in her client’s home?

SEMINAR NEWS
The Staging Seminar in April at the Queens Harbour Clubhouse in Jacksonville was a smashing success. We had a full house…many R.E. agents and three fellow ASID members attended. Some testimonials will follow. Since a number of people who wished to attend in April had conflicts, we are planning an encore performance now on June 27th. 9:15am till 3:30pm. If you’ve ever considered attending the classes, this is a great way to get a feeling for it. The seminar cost will be rebated back to you if you choose to sign up for the 3-day or 5-day class. The cost of $500. is reduced by half or $250. for everyone….then half again for RE agents, or $125. Graduated students are $50. CHICKEN SOUP ENCOUNTER, con’t.
As I mentioned last month, My brother, John Morgan, and I were in Washington, D.C. at an event hosted by Mark Victor Hansen. He is the co-author of the Chicken Soup for the Soul series. He also authored, along with Robert Allen (of the No-Money-Down real estate empire), the “One-Minute Millionaire”. John Morgan, the George Bush Impressionist you may have seen on T.V. was hired to surprise the attendees with a Presidential performance. After the performance, MVH wrote a wonderful unsolicited endorsement calling John “The Next Best Thing”. He must have been prophetic because John has just been selected as a contestant on the ABC show of the same name. It is on Wednesday nights at 8:00pm. He will be on the the June 13th episode. We thought it was going to be the 20th. I can now announce that he was chosen to move on to the next level. Well… the rainbows have continued to appear everywhere for all of us. A few “sightings” that come to mind…
*Mom’s birthday was May 25th. Some of us were at the beach for Memorial week-end and early that morning, our rainbow appeared.
*At a concert on June 1st, flags were waving all over the auditorium. The one right in front of us was, of course, a rainbow design.
If you remember from the May newsletter, a rainbow means that “everything is gonna be alright”. So, I bid you farewell for now. May you have a summer full of rainbows and happiness.
